What’s good about the San Clemente real estate market?
Consumers at this point are well aware that nationally real estate has taken a beating and the mortgage market is a complicated mess. However we need to remember real estate is a regional and local issue for buyers and sellers within there own communities. San Clemente real estate is different. Just take a look the recent data to support this statement.
> Inventory is 18% below that of last June 2007 and it would only take 8.9 months to unload all the home in San Clemente compared to 20.3 months just last September.
> 75 homes closed escrow in June 2008 only 23% of those sales were condominiums.
> Pending homes in escrow as of June 2008 was pegged at 107
> Only 9% of current listings in San Clemente are short sales
> There are 18% less homes for sale in June 2008 as compared to June 2007
We face challenges in this market, however one might ask. Should I sell, should I buy up or buy down, should I invest? Should I rent?
