I am an attorney practicing in the Englewood, Florida area. My practice includes real estate transactions, estate planning (wills and trusts), probate and trust administration and corporate and business law.
WHAT MAKES ME DIFFERENT?
In my Real Estate practice, I am more than just a title company. I will tailor your transaction to be consistent with your estate planning and business planning needs. I advise you as to how to take title to the property you are acquiring. If you are selling, I help structure the transaction to meet your tax and estate planning goals. I can provide “outside of the box” solutions to help make a deal close.
As you know, the downturn in the real estate market has been a trying time for all of us. Yet I firmly believe that every situation creates opportunity. In my case, I am fortunate to have an estate planning practice to fill the void created when real estate closings diminished. But I found that I am still doing a lot of real estate work - only now it is from the estate and business planning perspective.
I realized I had always incorporated real estate work into my estate planning practice, but I had not incorporated estate and business planning into my real estate work. This realization showed me an opportunity to better serve my clients and at the same time establish a niche for my practice.
Instead of just writing title insurance and handling the closing, I can incorporate my knowledge and experience in estate planning and business issues. I can help put the transaction together, manage the financial, liability, estate, business and tax issues up front, and create sales where a traditional approach would have failed.
This same opportunity exists for you and I would like to help you capitalize on it.
Many times a seller believes that the only way to succeed in a sale is to demand a higher price. Together, we can help sellers identify their true goals and show them alternatives to reach them.
There are endless opportunities where a unique approach can create a deal that initially appeared unworkable. For example:
- You have successfully negotiated a complex deal. Will your customer walk because the terms look too complicated? Who will help them understand?
- Your buyer wants to avoid personal liability in owning the property. What are his options?
- Your buyer wants to know the best way to own the property. What are the pros and cons of each type of ownership?
- Your seller is an estate or relative of a deceased owner. Is probate necessary? How can you make the property marketable?
Helping customers resolve these issues leads to more sales and closings. As a real estate and estate planning attorney with more than 20 years of experience, I am uniquely qualified to advise in complicated deals that affect your customer’s “big picture.”
