       I am looking for a home warranty company to refer buyers to and would appreciate any thoughts anyone would like to share........both good and bad about experience you have had with home warranties.  I have heard some horror stories about lack of service etc. and hope to avoid recommending a company that will not perform.  I am not looking to actually sell the home warranty since that would require an insurance license in Florida.  Thanks.

    I was told that they were a waste of money the last 10 years but I started to sell them because buyers insisted and now I have been using the same warranty company for 4 years now and they send me a post card ever time they cover something.  When I closed a house last month we order the warranty and when the buyer moved in they called a fews days later because the dishwasher didn't work. They had it repaired easily. I had another range replaced and one refrigerator repalced also during the last 4 years. They give a low replacement check but it's just enough to cover what you need.I have sold about 8 warranties I guess. Most do not cover the refrigerators and this one does. It's $425 in WI. I will check to see if they cover Florida and let you know later.

    Here's one that we use up here, www.hometrustwarrenty.com .  Runs just under $400 for a single family here, and they do business in other states (don't know about FL).  Covers a wide range of issues and they're pretty good on the service.  I like to use them, especially for a first time home buyer.  It's a great option for low cost to give a little peace of mind in the process.

    I heard someone say that you can buy a Home Warrantee after you have owned your home for a time.  That it's not just a service available at the time of purchasing a home.  Have you ever heard that or know if that is true or not?    Thank you!

    In the research I am doing I have seen a box for existing homeowner on the applications so I would say yes it is possible to get a home warranty at any time.

    Check out American Home Shield. They have been great to work with and they are great with our customers. http://www.ahswarranty.com/  
     
    Stay away from Old Republic. We have had bad response time from them. I had another agent that bought a home that had an old republic warranty. His AC went out and it took them over 2 weeks to get it repaired. That is not good in the middle of a Florida summer.
